Land in Northern Cyprus is measured in donums. One donum is equivalent to 1388m2.
3 donums equals 1 acre.
Title Deeds
At present, there are four types of Title Deeds available in Northern Cyprus.
TRNC Title. This is land that was issued to Turkish Cypriots in exchange for land that they left behind in the South, after the division in 1974.
Turkish Title. This is land that was owned by a Turkish person, prior to 1974.
Foreign Title. This is land that is owned by a non-Turkish national e.g. British, German.
Leasehold. Property that is owned by the government and can be leased out for up to 49 years.
Buying a Freehold property
When buying a property in North Cyprus, permission must be obtained from the Ministry of Interior in the form of a Purchase Permit. It can take between 4-8 months for this process to be completed.
To begin the sale, the sale price is agreed upon by both parties.
A solicitor, appointed by the buyer, draws up legally binding contracts which include the agreed finished price and the precise details of any payment
installments that have been agreed upon. We are also happy to advise buyers on the selection of solicitors in Northern Cyprus.
The company, Kali Construction, and the buyer/s sign the contract.
The buyer pays the initial 15-25% deposit
Structural payments, which make up 75-85% of the total price, are paid in installments
The final 15-25% installment is paid on completion and possession of the property.
At the time of signing the contract, the solicitor will apply for a Purchase Permit. |
